At Bondurant Realty, maintaining good relationships with our tenants is extremely important to us.  To this end, we have designed our leases so that students are jointly responsible for the condition of their residences, but are severally responsible for their rent payments. Therefore, we have individual rental accounts for each of our student tenants, and each of those tenants is responsible ONLY for their share of the rent, even if their roommates' rent is delinquent.  Likewise, guarantors must guarantee rent payments ONLY for the individual they have agreed to assist and are not responsible for other tenants' rent payments.  Such an arrangement greatly reduces the possibility of disharmony among roommates that often arise when several tenants sign a lease together and share one rental account.
